Nicholas entered real estate through personal investment, acquiring and improving small multifamily properties while still working full-time as an engineer. Recognizing the opportunity to scale through strategic acquisitions, he expanded his focus into underwriting, financial modeling, and deal analysis. His early personal projects, revitalizing underperforming residential units and repositioning them for higher performance formed the foundation of his value-add investment philosophy.

 

Today, Nicholas actively evaluates multifamily opportunities and manages his own portfolio of smaller residential assets while continuing to grow through targeted acquisitions. He also serves as part of the underwriting team for Gurnett Real Estate, where he has played a key analytical role in transactions that have contributed to the firm’s growing portfolio of over 200 units and counting. This experience has sharpened his ability to assess risk, model returns, analyze market dynamics, and structure deals that balance investor upside with long-term resilience.
